JUDGMENT Sanjeev Sachdeva, J. - Petitioner seeks modification of list of unauthorized colonies specially the entry at serial no. 72 (Regn .No 1426), annexed with Zonal Development Plan, Zone (Division East Delhi). 2. Learned counsel for the petitioner submits that petitioner is the owner of a plot of land bearing No. A-2/145, A-Block, Khasra No. 644, East Gokalpuri, Delhi-110094 and petitioner has approached the Registrar for registration of a sale deed of the same. However, the document was not accepted on the ground that the colony was not regularized. 3. Perusal of the paper book shows that the petitioner, inter-alia, has sent a legal notice to the Registrar on 03.09.2021. The Sub-Registrar has sent a reply on 20.09.2021 to the said notice, stating that nobody had approached him for registration of the said document and he has directed the petitioner to approach him along with all relevant documents so that future course of action may be taken by the office. 4. In view of the reply of the Sub-Registrar, the petition is pre-mature. Petitioner is accordingly permitted to present the documents for registration to the concerned Sub-Registrar in accordance with his reply dated 20.09.2021. 5. On presentation of the documents, the Sub-Registrar shall, if the documents are in order and liable to be registered, register the same, failing which he shall pass a speaking order giving his objections/reasons for refusal to register the documents. 6. If Petitioner is aggrieved by any order passed by the Sub-Registrar, it would be open to the petitioner to avail of his remedies in accordance with law. 7. Petition is disposed of in the above terms. All rights and contentions of parties are reserved.
